Job Purpose




The Facilities Maintenance Manager is responsible for the planning, leadership, and execution of preventive and corrective maintenance across all facilities supporting the KBR-Majnoon Project in Basra. This role ensures reliable, safe, and cost-effective operation of buildings, utilities, and technical systems (mechanical, electrical, plumbing, and structural), manages maintenance teams and contractors, oversees asset management and compliance, and collaborates with project leadership to support uninterrupted site activities.




Job Responsibilities



  • Develop and implement the facilities maintenance strategy, including preventive maintenance programs, predictive maintenance where applicable, and lifecycle planning for all plant and site infrastructure.
  • Lead, mentor, and manage maintenance teams (technicians, electricians, custodial staff, and contractors); assign work, monitor performance, and ensure a safe and compliant work environment.
  • Manage maintenance budgets, spare parts inventory, procurement, and vendor contracts; optimize cost efficiency while maintaining high service quality.
  • Oversee building systems (HVAC, lighting, electrical distribution, water supply, wastewater, fire protection, security systems, elevators/escalators, and other site utilities) for reliability and compliance with local regulations and company standards.
  • Plan and supervise facility upgrades, refurbishment projects, and expansions; coordinate with project management, logistics, and security.
  • Ensure adherence to Health, Safety, Environment and Quality (HSE/QA) standards; conduct risk assessments, incident investigations, and implement corrective actions.
  • Develop and maintain Standard Operating Procedures (SOPs) for maintenance activities, inspections, and emergency procedures; drive continuous improvement initiatives.
  • Monitor and report on key performance indicators (uptime, mean time between failures, maintenance cost per square meter, energy consumption, and safety metrics); prepare regular management reports.
  • Manage utility consumption and energy efficiency programs; identify opportunities for savings and sustainability improvements.
  • Ensure compliance with local labor laws, visa/work permit requirements, and company policies; coordinate with authorities as needed.
  • Maintain accurate records for asset inventories, maintenance histories, warranties, permits, and compliance documentation.

Qualifications



  • Bachelor’s degree in a relevant field (e.g., Facilities Management, Electrical/Mechanical Engineering, Civil/Building Services, or a closely related discipline).
  • Minimum 15 years of experience in facilities maintenance, preferably within large-scale industrial, construction, or multinational environments.
  • Proven experience managing maintenance operations for complex facilities, including mechanical, electrical, and plumbing systems; strong vendor management and contract administration skills.
  • Demonstrated ability to manage budgets, assets, and maintenance programs in challenging or remote locations.
